Window Sash Repairs

Window sashes need to be regularly checked for mold, mildew and other damage. You can save the cost of repairs in the future by catching problems early on before they become too much.

The sash is an interior framing that moves vertically up or down in windows that are open. This article will teach you how to perform simple sash repairs.

Weather Stripping

Wood window sashes add a classic aesthetic to your home. If properly maintained, they can last for a long time. However, they can get damaged or deteriorated over time due to exposure or normal wear and tear. Fortunately, sash repair specialists can restore your windows back to their original condition and keep them looking great for longer than replacement windows.

The first step for repair sash window damage is to fix weather stripping, which is found on both the sash as well as the frame. It can cause drafts if it's damaged or is loose. Begin by identifying the brand of window and the glass manufacturer's date (etched on the glass's corner, or the aluminum spacers between panes). Then, take it off and set it on a surface so that you can reach all four sides. To correct the issue make sure the sash is in the proper position within the frame opening and then remove it. If the sash is screwed to the hinge arm, you'll need to unscrew the hinge arm and replace it (Photo 2). Install the new sash next (Photo 3).

Old windows, particularly those in older homes, can be difficult to close and open because of sagging hinges and general inefficiency. Sometimes it is a matter of making a few minor adjustments that can help these windows function smoothly once more and help homeowners save money on their energy bills.

To make these repairs to sash, it's important to have all the necessary tools in place before you begin. Begin by marking the location of the hinge channel on the frame using pencil (Photo 1). This will allow you to get the channel back on place correctly when you're finished. Then, remove the sash, and then remove the hardware, including the parting beads (Photo 2) and the cords or chains that hold it in place. Soften any hardened putty using a heat gun set to medium and fitted with a shield for the nozzle. Remove the old sash, and put it in a bag with a label.

Sash Weights

Sash weights can be changed to improve the performance of your window sash and reduce the energy cost. Sash weights are heavy lead or iron cylinders that are enclosed inside a hidden compartment and connected to the movable window sash using a rope. These weights provide counterbalance which allows the window to be shut and opened without the need for mechanical or electrical devices. When they fail, sashweights tend to be neglected or not used by homeowners.

It's difficult to retrieve a sash-weight that has fallen from the cavity, so you'll need to find one that is suitable for the. You will also require a new piece of string, a length of sashcord and some sashpulleys to tie the new weights to the cord.

Mortise and Tenon joints can be used to join old wood windows. The wood pegs that hold the components together can be removed with a pin punch and hammer. Once the sash is stopped and the access panel is removed, you are able to remove the weight that was previously installed and replace it. After the new weight has been installed, thread an appropriate length of string through the pulling mechanism. Sash Cords

If you don't have a kit that replaces the counterbalance system that was in place before, it's recommended to keep the original balancing weights in place. It's cheap to purchase them from architectural salvage stores and they will be easy to install once you've got the sash unlocked. Based on the dimensions and shape of your window, you may require one or two sashweights in order to keep it open.
